This quick and easy worksheet will guide the landlord from step-to-step in gathering the information needed to asses a rental applicant. The purpose is to make sure the landlord doesn't miss a step but gets all of the information needed.
No one knows better what your experience will be with this applicant better than the previous landlords -- good, bad, horrid.
Always interview the previous 2 landlords. Don't rely on the tenant giving you the landlord’s name and phone number. The Previous Address History in the Credit Report will show all previous address and you can get contact information from the County Property Appraiser.

Occasionally it makes sense to bring in a second party to guarantee payment of rent and later of damage, etc. The most common occurrence is a young man or woman in their first rental home. In such cases the parents can sign this cosigner agreement in which they take on all financial liability for the rental.
It is wise to pull credit report on the parents before agreeing to cosigner agreement. It may be rare but not impossible for the cosigners debt payment history to be a train wreck, in which case this agreement would be all but useless.
