The 2026 PM Trends Report reveals a significant transformation in how small-scale residential rental owners operate. Driven by a demographic shift where Millennials and Generation X now account for 72% of small landlords, the industry is seeing a rapid embrace of technological solutions. Owners are no longer content with basic rent collection, instead seeking professional guidance to optimize their portfolios.

Artificial intelligence has moved to the forefront of the property management experience. According to the report, 75% of landlords intend to use AI tools to help select or evaluate their property management partners, while 74% are comfortable with these tools being used in daily operations. This indicates a growing trust in technology to improve efficiency and decision-making.

Furthermore, the focus is shifting toward the tenant experience. Surprisingly, 92% of landlords expressed a willingness to trade off some immediate cash flow to enhance the quality of the rental experience for their tenants.
