2026 Live Local Act - Update to Rent Limits

The Florida Housing Finance Corporation (FHFC) has officially published the 2026 Income and Rent Limits, providing updated guidance for developers and property managers operating under the state's Live Local Act. These new figures indicate a significant shift, with rent limits increasing by more than 9% in several key jurisdictions, including South Florida, Orlando, and Tampa.

The Live Local Act remains a cornerstone of Florida's housing strategy, offering substantial zoning benefits to multifamily projects that commit at least 40% of their units to attainable rental housing for those earning 120% of the Area Median Income (AMI) or less. These benefits include increased density, height allowances, and floor area ratios, as well as parking reductions.

Property managers and investors should review these updated limits to ensure compliance with their existing affordable housing agreements. Staying aligned with these figures is essential for maintaining eligibility for the zoning incentives provided by the state, which can significantly impact the financial viability of multifamily developments.
