A Landlord's View

Emotional support animal requests used to be straightforward: a letter from a doctor, a reasonable accommodation, done. Then the internet happened, and suddenly anyone with $49 and a WiFi connection could get an "ESA letter" from a provider they'd never met. Florida's legislature pushed back with [§ 760.27](https://www.flsenate.gov/Laws/Statutes/2025/760.27), and HUD is tightening the rules further. But here's what I tell landlords: don't reflexively deny every ESA request, and don't rubber-stamp them either. Know the law, verify within your rights, and document everything. The landlords who get in trouble are the ones who either ignore legitimate requests or accept fraudulent ones without question.
