Renters Insurance Rate Cut

Florida renters insured by American Modern Home Insurance Company could see lower insurance costs following a rate reduction approved by the Florida Office of Insurance Regulation.

OIR announced October 2 that it approved an average 12.8% rate decrease for the company's HO-4 renters insurance, affecting approximately 121,898 exposures. The new rates became effective October 11, 2026, for new policies and renewals. The percentage is an average, rather than a guaranteed reduction for every policyholder.

What the announcement means for landlords

The distinction between renters insurance and rental-property insurance is important. OIR explains that HO-4 policies protect tenants' personal belongings against covered losses and provide personal liability coverage. They do not insure the building itself, which requires the owner's property coverage.

Consequently, landlords should not interpret this announcement as a 12.8% reduction in their own building-insurance premiums.

A useful opportunity to discuss coverage

For property managers, the announcement offers a timely reason to remind residents to review their insurance.

Tenants with American Modern policies should ask their agent how the approved rates affect their next renewal. Residents comparing coverage should look beyond the premium and review deductibles, coverage limits, exclusions, and whether the policy meets any applicable lease requirements.

Managers can share the announcement with residents while keeping the message specific: this is an approved change for one insurer's renters coverage, rather than a statewide reduction across all insurance companies.

Owners reviewing their own insurance should request separate quotes for the rental property and compare equivalent coverage. A lower price deserves a closer look at what the policy actually provides.

Lower insurance costs are welcome news, especially for tenants trying to manage a tight household budget. But the wording matters: renters insurance protects the resident's interests, while the landlord needs separate protection for the property.

Use this announcement as a conversation starter. Encourage tenants to understand their coverage, and ask your own agent to review yours. Keep the focus on adequate protection as well as price.
