Although year-over-year rent growth remains down by 0.8% compared to August 2025, the trend is showing signs of recovery. After bottoming out at -1.6% in April, the market has experienced seven consecutive months of incremental growth, signaling a tightening of rental conditions across the country.

For landlords and property managers, these metrics are critical for adjusting renewal strategies and setting competitive pricing. With vacancy rates inching downward, owners may find more leverage in the current market compared to the volatility seen earlier in the year.
