Jacksonville renters can now look up reported code enforcement issues at a property before signing a lease. The new Stable Housing Coalition search tool uses three years of city code enforcement records and lets visitors search by address or map. Click Here for the Search Tool.
Despite being called a "rental registry," this is not a mandatory landlord registration program. Jacksonville Area Legal Aid developed the tool to make existing public records easier to find. Reported issues remain visible after they are resolved, with the case marked closed.
The distinction matters for landlords. A complaint or violation in a property's history does not, by itself, tell a prospective renter what the property is like today. Owners and managers should check their listings, correct any inaccurate information through the appropriate channels, and keep records showing when reported problems were repaired.

Transparency can help renters make informed choices, but the record needs to show the whole story. A landlord who responds promptly and fixes a problem should be distinguishable from one who lets it continue.
